Thinking of building your next home? Here are some quick tips to help you.

Here are a few quick tips to keep in mind when you are considering new construction as an option to your housing needs. Time is important: If you are planning on building the process will typically take between 6 months to a 1 year depending on the builder and size of the home. Know the difference between a Production Builder and a Custom Builder: A production builder will have a set number of floor plans that they would like to build, and while they will make some minor changes they will not let you deviate from the floor plan much. On the other hand, a Custom Builder will let you sit down with an Architect and design your home from the ground up. Make sure to contract me, Jason Wright and The Ford Group, prior to going to look at models. Builders are more than willing to pay the agent if they are involved in helping get you to the builder. Which means that all my experience, 10 years working as a sales manager for builders and another 6 as a Realtor, comes to you at the very fair cost of $0.00. In other words, you get my experience helping hundreds of clients build homes all for nothing! Location, Location, Location: Location even in building is still the most important factor when considering a new home. What lot you sit on can be the difference in how well the home sells in the future. Some lots are worth the premium, while other may not be. Knowing the best time to buy in a subdivision: Buying at the very beginning of a subdivision will likely get you the best price on the home, but you must put up with construction going on around you for years. Buy at the very end or completion of a subdivision, and you will pay the highest price for the home in the subdivision, but you won’t have to worry about building going on around you. Not to mention it will be easier to sell if construction is not still going on. Knowing where to spend your money: A good realtor, like those at The Ford Group, will be able to tell you which options will help your resale down the line and which options are better left for you to do after the build. Choosing between the 3rd car garage or a bonus room can be an important choice, let me help you by letting you know what will bring the $ when you go to sell down the road.
